What does it look like in daylight? Will neighbors notice the hardware?

The slim aluminum channel sits flush against the fascia and is powder-coated to match the home using a physical material swatch. Wiring is concealed during installation. The packet includes daytime photographs for the board to review.

Can the HOA place restrictions on colors used or hours of operation?

Yes, and we make it easy to accommodate those restrictions. The system is fully app-controlled, so a homeowner can be instructed to stay within specific colors (for example, warm white only) or schedule the lights to turn off by a specific time each night. Mounting & Installation Detail

  • Track is secured directly to the existing fascia board using stainless-steel fasteners — no roof deck penetration.
  • All wiring runs inside the track channel and through the soffit — no exposed conduit on the exterior.
  • The LED strip is fully enclosed inside the track with a frosted diffuser cover — no exposed bulbs or fixture heads.
  • Power supply is installed in the attic or garage — not visible on the exterior.
  • The system connects to residential power; site-specific electrical requirements are confirmed during assessment.

Nighttime Appearance & Lighting Performance

  • Light output is fully directional — the LED strip faces downward along the roofline, illuminating the home's own exterior surfaces.
  • Light does not project horizontally onto adjacent properties or into neighboring windows.
  • Maximum brightness is app-controlled by the homeowner and can be capped if the board requires a specific limit.
  • The frosted diffuser cover on the LED strip eliminates bare-bulb glare visible from the street.

Light Trespass & Neighbor Impact

Standard CC&Rs restrict lighting that creates nuisance glare or light trespass onto adjacent properties. The CHIPR LUX system is designed to stay within the installing home's property boundary after dark.

  • All illumination is directed downward and inward along the fascia — not outward toward the street or sideways toward neighboring lots.
  • The system does not include spotlights, floodlights, or any fixture that projects light beyond the home's roofline perimeter.
  • Brightness and color temperature are fully adjustable — any board-required limits can be accommodated in the homeowner's app settings.

Removal Policy & Reversibility

  • The system can be fully removed at any time. Removal leaves only small stainless-steel fastener holes in the fascia board — the same trace as a gutter installation.
  • Fascia repair and re-painting after removal is the homeowner's responsibility and is not included in the installation price.
  • The track does not alter, damage, or modify the fascia substrate — no routing, no adhesive bonding, no structural change.
  • If a board requires a removal clause as a condition of approval, the sample approval letter includes a fill-in section for this commitment.
